Banco do Brasil Americas, widely known as BB Americas Bank, has finalized a major agreement to establish its new United States headquarters at Brickell Arch, a prominent mixed-use landmark located in the heart of Miami’s bustling financial district. Facilitated by commercial real estate services firm Colliers, the 27,297-square-foot transaction underscores the enduring appeal of the Brickell neighborhood for international financial institutions and highlights the ongoing corporate momentum within South Florida’s commercial real estate market.
The comprehensive lease encompasses 23,206 square feet of dedicated Class A office space occupying the entire fourth floor of the tower, alongside an additional 4,091 square feet of high-visibility ground-floor retail space at the property, situated at 1395 Brickell Avenue. For BB Americas Bank, the move marks a significant milestone and a renewed, long-term commitment to the Miami business community. After spending more than a decade operating out of its previous location at 1221 Brickell Avenue, the bank is transitioning its operations to Brickell Arch to secure a more modern, dynamic workspace tailored to the evolving needs of its workforce and its expanding roster of domestic and international clients.
Negotiating the significant transaction involved a prominent team of real estate professionals representing both property ownership and the corporate tenant. Colliers Vice President Tom Farmer, Vice Chair Stephen Rutchik, and Vice President Ana Paula served as the exclusive representatives for the building’s owner, the Gaedeke Group, managing the complex lease negotiations. On the other side of the negotiating table, Tony Jones, Executive Vice Chairman with Cushman & Wakefield, represented BB Americas Bank in securing the sprawling new headquarters space.
The strategic relocation is widely viewed as a testament to Miami’s strengthening position as a premier global business gateway, particularly for institutions with deep commercial ties spanning North and South America. Commenting on the high-profile transaction, Tom Farmer emphasized the broader market implications of the bank’s decision to anchor itself within the Brickell Arch property.
"BB Americas Bank’s decision to establish its U.S. headquarters at Brickell Arch reflects the continued demand from international financial institutions seeking a strategic foothold in Miami," said Farmer. "The property’s prime Brickell location, extensive amenities, and planned renovations create a compelling environment for global organizations serving clients across the Americas. We are proud to have represented Gaedeke Group in this significant transaction."
Standing as one of the most recognizable architectural icons on the Miami skyline, Brickell Arch offers a sophisticated blend of premier Class A office space, luxury hospitality, fine dining, and lifestyle amenities. In tandem with the new lease, property ownership has announced the launch of a comprehensive, multi-million-dollar renovation program designed to significantly upgrade and modernize the building’s office environments, common areas, and shared spaces. These planned physical improvements were cited by BB Americas Bank executives as a pivotal factor in their decision to select the tower for their long-term North American operations, directly aligning with the institution’s corporate goals of fostering a collaborative, forward-thinking workplace culture.
Beyond its corporate office offerings, Brickell Arch houses a diverse array of upscale features that elevate the daily experience for tenants, employees, and visitors. The mixed-use complex features a luxury hotel operating under Marriott’s prestigious Luxury Collection brand, providing high-end hospitality options on-site. Additionally, tenants and visitors enjoy access to acclaimed dining destinations, including ADRIFT Mare and Sky Bar, alongside a comprehensive suite of wellness-focused amenities designed to support a balanced, healthy professional lifestyle.
Among its standout infrastructural features is the implementation of the property’s proprietary Wellspace initiative. This advanced building program incorporates cutting-edge air-sterilization technology engineered to eliminate up to 99% of airborne contaminants, ensuring a healthier and more secure indoor environment that promotes an enhanced workplace experience for all occupants. Furthermore, the property delivers exceptional accessibility and logistical convenience, offering direct pedestrian access to the Miami Metromover transit system, around-the-clock valet parking services, and a dedicated, multi-story parking garage designed to accommodate the heavy daily traffic of a thriving financial district.
Sabine Gaedeke Stener, CEO of Gaedeke Group, shared her enthusiasm regarding the landmark leasing agreement and the ongoing transformation of the property.
"We are delighted to welcome BB Americas Bank to Brickell Arch and support the company’s next chapter of growth in Miami," said Sabine Gaedeke Stener. "As we invest in strategic upgrades across the property, BB Americas Bank’s decision to locate its U.S. headquarters here underscores Brickell Arch’s standing as a premier destination for international businesses seeking a best-in-class workplace experience."
The transition from 1221 Brickell Avenue to 1395 Brickell Avenue allows BB Americas Bank to consolidate its corporate functions into an optimized layout that bridges executive office requirements with customer-facing retail operations on the ground floor. Mario Fujii, President and CEO of BB Americas Bank, noted that the relocation reinforces the institution’s strategic vision for its North American presence.
"Establishing our U.S. headquarters at Brickell Arch represents an important milestone for BB Americas Bank," said Mario Fujii. "Miami’s role as an international business gateway aligns closely with our mission and the needs of our clients. In addition to the property’s accessibility, visibility, and amenities, ownership’s commitment to enhancing the building reinforced our confidence in Brickell Arch as a long-term home for our North American operations. We look forward to becoming an integral part of the community."
With the lease now finalized, tenant build-out preparations and the property’s capital improvement initiatives are moving forward, setting the stage for BB Americas Bank to fully occupy its new spaces and welcome clients to its state-of-the-art Miami headquarters.
