$350M Riverside Wharf Project on the Miami River Secures $145M Construction Loan

A major milestone has been reached for one of Downtown Miami’s most ambitious upcoming waterfront developments. Driftwood Capital, working in strategic partnership with MV Real Estate Holdings and Merrimac Ventures, has officially closed on a substantial $145 million construction loan provided by Centennial Bank. This vital infusion of capital is earmarked to drive forward the vertical construction of Riverside Wharf, a sweeping, $350 million hospitality-driven mixed-use complex destined to redefine the character and energy of the historic Miami River.

Situated at 114 Southwest North River Drive, the sprawling development is engineered to span an impressive 200,000 square feet across a modern, nine-story, two-tower architectural blueprint. Once completed, the flagship hospitality component of the complex will feature a 167-key Dream Hotel, introducing a premier lifestyle brand to the rapidly evolving waterfront submarket.

Beyond the hotel, the meticulously planned destination will house an extensive array of entertainment and dining concepts. These include a massive 30,000-square-foot nightclub, a vibrant rooftop pool day club designed for daytime leisure, a 12,000-square-foot event hall capable of hosting major gatherings, and 16,000 square feet dedicated to signature restaurant spaces. Furthermore, the project incorporates the eagerly anticipated rebirth and expansion of The Wharf Miami, alongside a publicly accessible riverwalk, a reinforced seawall, and a specialized pop-up location for Garcia’s Fish Market, thoughtfully included to pay homage to the neighborhood’s rich local fishing heritage.

The architectural and design pedigree behind Riverside Wharf is equally robust. The complex has been designed by Jon Cardello of CUBE 3 Architects, with Gensler stepping in to complete the complex construction documents, and renowned studio ICRAVE leading the interior design direction. Meanwhile, Moss Construction has been tapped to serve as the general contractor for the mammoth undertaking, with vertical progress already underway and an official project completion slated for the fall of 2028.

Leadership from the development and financial teams highlighted the collaborative effort required to bring the complex vision to reality. Carlos Rodriguez Jr., President and CEO of Driftwood Capital, emphasized the holistic nature of the planning process and the significance of hitting this financial milestone.

"Riverside Wharf is designed to bring together hospitality, dining, entertainment, and waterfront access in a single development. Closing this financing is an important step as construction progresses," said Carlos Rodriguez Jr., President and CEO of Driftwood Capital. "Every part of this development has been carefully planned, creating a new landmark for luxury along the city’s historic Miami River."

Alex Mantecon, managing partner of MVREH and co-founder of Breakwater Hospitality Group, echoed these sentiments, pointing directly to the tangible transition from blueprints to reality.

"This financing is what turns vision into vertical construction," said Alex Mantecon, managing partner of MVREH and co-founder of Breakwater Hospitality Group. "We’ve built something special with Driftwood, Centennial Bank, and the rest of our partners, and we’re excited to keep that momentum going as Riverside Wharf takes shape on the Miami River."

For Centennial Bank, the transaction represents a unique opportunity to back a groundbreaking concept that breaks the mold of traditional Miami developments. J.C. de Ona, Southeast Florida Division President at Centennial Bank, expressed immense confidence in both the development team and the project’s multifaceted blueprint.

"This financing supports a concept unlike anything currently operating in Miami, with hospitality, dining, nightlife, and public access to the waterfront all thoughtfully integrated in one place," said J.C. de Ona, Southeast Florida Division President at Centennial Bank. "The sponsors have assembled the right expertise to execute a development of this scale, and Centennial Bank is pleased to stand behind their plans as construction moves forward."

Dev Motwani, Managing Partner of Merrimac Ventures, underscored the emotional and economic significance of returning a beloved downtown venue to the community while injecting fresh luxury hospitality into the corridor.

"Securing this construction financing is a significant milestone for Riverside Wharf and reflects the strength of our partnership with Driftwood Capital and MV Real Estate Holdings, as well as our shared confidence in the future of the Miami River," said Dev Motwani, Managing Partner of Merrimac Ventures. "Together, we’re bringing back The Wharf – one of Downtown Miami’s most beloved waterfront destinations – while introducing the Dream Hotel, new restaurants and entertainment venues, and vibrant public spaces that are intended to create an exciting new destination for residents and visitors alike."

The arrival of Riverside Wharf joins a powerful wave of mixed-use and hospitality developments currently sweeping across the Miami River District. These transformative projects are rapidly reinforcing the corridor’s emergence as one of Downtown Miami’s most dynamic and active waterfront submarkets, shifting the epicenter of the city’s social and economic gravity toward its historic waterways.
