Grover Corlew Acquires Landmark 21-Story Downtown Fort Lauderdale Office Tower for $69.7 Million

Boca Raton-based real estate investment and development firm Grover Corlew has made a major splash in the South Florida commercial property market with its latest acquisition. The company has officially acquired 200 East Broward, a prominent 21-story, Class A office tower situated in the heart of downtown Fort Lauderdale. The transaction closed at a purchase price of $69.7 million, translating to approximately $296.33 per square foot for the 235,211-square-foot high-rise.

Rather than treating the acquisition as a finished asset, Grover Corlew is doubling down on its investment with an aggressive modernization strategy. The firm has announced plans to inject an additional $20 million into capital improvements and renovations over the next two years. This substantial secondary investment will bring the company’s total projected financial commitment into the property to approximately $89.7 million.

The acquisition significantly expands Grover Corlew’s commercial footprint across Broward County. By positioning the landmark asset to cater to contemporary office tenants who are actively seeking out highly upgraded workplace amenities coupled with a central urban location, the firm aims to capture rising demand in a competitive market.

Standing tall at 200 East Broward Boulevard, the signature office tower is widely recognized for its distinctive rose granite and limestone exterior facade. In addition to its striking architectural presence on the downtown skyline, the property features an attached eight-story parking garage—a valuable asset in a dense urban core—along with sweeping, panoramic views stretching toward the Atlantic Ocean and the Intracoastal Waterway.

Planned Renovations Target Elevated Tenant Experience

To maintain and enhance the competitive edge of 200 East Broward, Grover Corlew’s multi-million-dollar capital improvement campaign will target multiple common areas and operational systems throughout the building. Central to the renovation roadmap is a complete, floor-to-ceiling overhaul of the main lobby, designed to create a more welcoming and sophisticated arrival experience for occupants and their visitors.

Furthermore, building systems will receive vital technological updates, highlighted by comprehensive modernization work on the property’s elevator systems to improve transit times and efficiency. Plans also call for the creation of a brand-new amenity deck. This dedicated space will house modern fitness facilities and flexible conference spaces, catering to the wellness and collaborative needs of today’s workforce. Alongside these common area transformations, the firm will implement upgraded tenant interiors to ensure the workspace layouts meet contemporary corporate standards.

These upcoming renovations will complement an already robust suite of existing amenities at the tower. Current building features include an established conference center, round-the-clock concierge service, an on-site café, and a dedicated shuttle transportation service. The shuttle provides convenient connectivity to several key local destinations, including the nearby Broward County courthouse, Fort Lauderdale-Hollywood International Airport, the high-speed Brightline rail station, and the bustling commercial and lifestyle corridor of Las Olas Boulevard.

Additionally, the Energy Star-rated building offers exceptional walkability, placing tenants just steps away from a diverse array of downtown Fort Lauderdale’s finest restaurants, retail storefronts, and entertainment venues.

Downtown Growth Supports Strategic Investment

The strategic timing of the acquisition aligns closely with the ongoing commercial and residential transformation of downtown Fort Lauderdale. Over the past decade, the urban core has experienced a massive wave of development. According to metrics shared by Grover Corlew, more than 9,000 residential units have been successfully delivered in and immediately surrounding the downtown area during this timeframe, with several thousand additional units currently planned or actively under construction to accommodate the region’s expanding population.

Beyond residential growth, the firm highlights a series of recent office property transactions along Las Olas Boulevard, alongside continuous urban development expanding outward from the traditional downtown core, as clear indicators of the enduring investment potential inherent in the local market.

For commercial real estate investors, the 200 East Broward transaction illustrates a disciplined strategy focused on acquiring well-established, landmark properties and actively enhancing their competitive market position through targeted capital investments. By implementing these planned upgrades, Grover Corlew positions the tower to aggressively compete for corporate tenants who desire modern, high-quality office environments without necessarily having to wait for or pay the premium associated with newly constructed ground-up space.

JLL Brokers Sale While BridgeInvest Secures Financing

The complex transaction was successfully facilitated through notable industry partnerships. Senior Managing Director Hermen Rodriguez and Managing Director Ike Ojala of JLL served as the exclusive brokers representing the sale of the property on behalf of the parties involved. Meanwhile, JLL Senior Managing Director Paul Stasaitis expertly arranged the debt financing required to close the deal, with capital provided by BridgeInvest.

The acquisition serves to further broaden Grover Corlew’s expanding portfolio of commercial and residential investments spread across Broward County, where the firm maintains a strong track record of owning, managing, and developing high-profile properties.

Among its current regional pipeline projects is Mayla Cypress, an upscale 312-unit luxury apartment community currently under development within Fort Lauderdale’s flourishing Cypress Creek business corridor. Leasing activities for this multifamily project are officially scheduled to commence in January 2027.

The company’s proven development expertise is also reflected in Mayla Pompano, a completed 355-unit luxury apartment community located in neighboring Pompano Beach. Additionally, Grover Corlew owns the Hillsboro Center, a sprawling five-building office campus in Deerfield Beach that the firm originally acquired for $32.5 million in 2019. Having already invested more than $11 million in extensive property improvements at Hillsboro Center, the firm is looking forward to future phases, with construction slated to begin on the upcoming 360-unit Mayla Hillsboro apartment community in 2028.
