JLL Capital Markets Secures $20 Million Construction Loan for Tarpon River Self Storage Development in Fort Lauderdale

JLL Capital Markets has successfully arranged a $20 million construction loan for Tarpon River Self Storage, a state-of-the-art, 97,862-square-foot, Class A self-storage development project situated in the heart of Fort Lauderdale, Florida. Operating on behalf of the borrower, Urban Street Development, the JLL Debt Advisory team negotiated the financing package through lenders Pinnacle Financial Partners and Synovus, which were represented in the transaction by Will Ruiz.

Urban Street Development originally established its stake in the project by acquiring the underlying land parcel in December 2022. With the financing now securely in place, the development team can advance the construction of the multi-story facility designed to meet the growing commercial and residential storage demands of the surrounding South Florida community.

Upon completion, Tarpon River Self Storage will encompass a total of 1,070 individual units housed within a modern, five-story Class A facility. Reflecting the climatic demands of the region, all 1,070 units will feature 100% climate-controlled environments. This specific design choice represents a crucial premium feature given South Florida’s high humidity and intense year-round temperatures, ensuring that tenants can safely store sensitive items such as electronics, wooden furniture, documents, and apparel without risk of heat or moisture damage.

The development is strategically positioned at 201 SW 14th St. within Fort Lauderdale’s dynamic and rapidly evolving Tarpon River neighborhood. Spanning a 1.82-acre site, the property benefits from exceptional geographic positioning, sitting approximately 1.8 miles from downtown Fort Lauderdale and just 1.5 miles away from Rio Vista, widely recognized as one of the city’s most affluent residential neighborhoods where home prices routinely exceed $5 million. Furthermore, the site boasts prominent visibility and accessibility, located just two blocks from Davie Boulevard, a major local thoroughfare that carries approximately 32,000 vehicles per day.

Demographic and market fundamentals surrounding the site strongly support the viability of the new facility. The property is positioned to serve a dense and growing population of more than 127,000 residents living within a three-mile radius. In addition to the robust local population, Fort Lauderdale’s broader self-storage sector continues to demonstrate remarkable resilience and strong fundamental metrics. The local market has consistently maintained facility occupancies above 90%, paired with healthy annual rental growth rates hovering between approximately 5% and 7%.

The successful debt advisory assignment was executed by a JLL Capital Markets Debt Advisory team led by Senior Director Michael DiCosimo, Director Max Lescano, and Analyst Luke Maganas.

Commenting on the transaction and the significance of the development, Michael DiCosimo noted that the project aligns seamlessly with the borrower’s established reputation in the local real estate market. "Tarpon River Self Storage builds on Urban Street Development’s strong track record for shaping Fort Lauderdale with best-in-class developments," said DiCosimo. He added that the advantageous positioning of the asset drew significant interest from financial institutions, noting, "The infill Fort Lauderdale location and Urban Street reputation demanded strong loan terms in a competitive process. This property will be a great success."

As construction moves forward, Tarpon River Self Storage is poised to become a prominent addition to the Fort Lauderdale commercial real estate landscape, bridging the gap between high-end residential neighborhoods and the growing need for secure, climate-controlled storage solutions in South Florida.
